SSTR Onboarding and Professional Fees

Management and Onboarding: More Than Just Another Listing

At Sunshine Short Term Rentals (SSTR), we charge a one-time onboarding fee and maintain the property for the rest of our partnership without any obscure charges to the owner .

We believe you should know exactly what the one time fee is paying for.

When you compare Central Florida vacation rental management companies, you may see

 "NO ONBOARDING FEE" advertised.

But, before choosing a property manager based on that statement alone, ask one important question: "What exactly is included in getting my property ready to rent as a Short Term Rental?"

Getting a vacation home ready for professional short-term rental management takes much more than creating an Airbnb, VRBO , or Booking.com listing.

There are inspections, photography, listing preparation, licensing, regulatory requirements, property setup, and other details that have to be handled before your first guest arrives. The process continues after the listing goes up. Then, after the first reservation, what next? What if the sheets are soiled after the first guests checks out? What if the guests accidently break your television set or cause a clogged drain?

SSTR's Onboarding Includes the Work of Launching Your Vacation Rental

Your onboarding fee covers the comprehensive setup process required to get your vacation rental ready for professional management.

Property Photography

We arrange the photography needed to showcase your vacation home online and help create a compelling listing. We don’t add a bunch of photoshop or digital manipulations. We make sure the things that make your property special are highlighted. Guests want an authentic, emotional experience. What they see on the listing is what they want to see when they arrive. It's about presenting the property in a way that helps prospective guests understand what makes your home worth booking.

DBPR Florida State and Local County Licensing & Registration

Florida vacation rentals must meet state and county requirements. Depending on your county, that not only includes a Florida DBPR license, but you may also need a business license, tourist tax registration or tourism account. SSTR handles the administrative work so you don't have to figure it out alone. Any state or county fees appear as clearly labeled line items on your invoice, with no surprises.

Property Inspection

Before putting your home into operation, SSTR conducts a property inspection to identify issues that could affect the guest experience.

We look at the property from an operational and guest perspective so problems can be identified before they turn into guest complaints or negative reviews. This may mean minor maintenance suggestions such as caulking, or addressing a slow drain to purchasing the correct number of utensils to make sure you have enough items for every guests who comes to your home.

*SSTR Includes a minimum agreed upon amount in Personal Property Damage Protection that covers each Reservation!

Your rental is full of things you own: furniture, TVs, appliances, décor, kitchenware, electronics, beds and mattresses. Guests can damage any of them.

Every SSTR-managed rental includes a minimum agreed upon amount in personal-property damage protection*, so you aren't just hoping a platform or travel site claim gets approved. This is just one more way we protect the investment our owners are trusting us with.

*Subject to the terms, conditions, limits and exclusions of the SSTR management agreement.

Think about what that means.

You're not simply paying someone to put your house on Airbnb, VRBO and online.

You're hiring a company that has a financial interest in helping protect the property you're trusting us to manage.

If our owners would rather coordinate a photographer, inspector, licensing paperwork and listing, we understand. It is a partnership afterall. Our team will still have to check and verify everything . One thing we value is time. We at SSTR are happy to take as many tasks off  our owners to-do list as they would like us to.

The Hidden Cost of Setting up your Rental yourself: Time.

There's another cost owners frequently overlook: Your time.

Even if another company doesn't charge an onboarding fee, you may still be paying with your own time, coordination and stress.

SSTR takes responsibility for coordinating the setup process so you can focus on other things in your life like spending time with family and friends or simply enjoying your property.

We can't speak for every company, and many are transparent about their pricing. But a "$0 onboarding" headline or very low monthly fee doesn't automatically mean "$0 setup cost." Compare what's included and what happens after you sign the contract.

The SSTR Difference: Boutique and Meticulous

We're not the biggest management company in Central Florida, but we continue to grow purposefully and carefully. Sunshine Short Term Rentals is selective about the homes we manage and the owners we partner with, not based on the size, style or age of the home, but on a shared commitment to quality and care — for the property, every experience and every guest who stays there. Every owner relationship, every home, gets the attention it deserves.

FAQ: Propety Protection and Future Fees

Life Happens and sometimes future costs can come as a shock if you are not aware.

It is important to know what future fees may be involved.

SSTR owners pay for upkeeing thier property. This includes electricity, wifi, trash, water, etc. But having a Fully Furnished Short Term Vacation rental is more than basic utilities.

Questions to consider when choosing your STR Manager:

  • What does your onboarding or setup include, and what costs extra?
  • Is  damage protection included, or do I buy it separately? Who pays for it?
  • What are the coverage limits, exclusions and deductible?
  • Does coverage apply to my furniture and personal property?
  • Is   every reservation covered, or can guests opt out?
  • If Airbnb or another OTA denies a damage claim, what happens next?
  • If something happens, a wall is damaged or a screen door breaks, what's the repair process? Timeline?
  • What's  your linen and kitchenware replacement policy, and who pays if and when      guests stain sheets, cushions, etc?
  • What  are your maintenance markups, cleaning charges, linen fees and restocking  fees?
  • Do guests pay Booking fees? How is third party commission calculated? How does this affect the nightly rate?

Good managers welcome these questions. We do.

When you're comparing vacation rental management companies in  Lake County, Polk County, Osceola County, Marion County, Volusia County and surrounding Central Florida communities, don't choose your manager based on the lowest advertised percentage or the words "no onboarding or setup fee."

Ask what you actually get. Ask what you actually pay.

Ask what happens when something goes wrong.

Understand who and what protects your property.

Because your vacation rental isn't just another listing.

It's your investment.

Let SSTR handle the details that get it ready to perform.

*Personal-property damage protection is subject to the terms, conditions, limits and exclusions contained in the SSTR management agreement.
